A retired disabled Army Veteran, a former financial researcher, and a pup named Java took a trip to the beautiful Blue Ridge mountains. As armchair explorers, they embarked on an adventure, when they came across Hiawassee, Ga they knew it was a gem. A stones throw from Tennessee & North Carolina borders they fell in love with an atmosphere. The juxtaposition of large tree covered mountains meeting a 7500 acre lake is a sight that will impress even the most traveled souls. This awe, stopped them in their tracks. Brainstorming began, and months later it was decided to develop. Porches vision is to remain small, yet abundant in privacy while encouraging community. A place to call home, to work, and play. Perhaps doing nothing but getting lost in tranquility as you gaze out over the land is more your cup of tea, it's a personal favorite. Porches has no target demographic, if an attitude of gratitude is how you chose to approach life, you will fit right in, and we welcome you.
Nestled 2000+ft up in the mountains with picturesque views and seclusion, yet minutes from downtown Hiawassee/Lake Chatuge. We have a twist on eclectic with classic sense of style. Regardless of how you choose to build your little oasis, add a porch, it is where memories will be made.
Hiawassee is National Forest, Appalachian trail, lakes, waterfalls, a climate and community worth envy. Helen is a cute mountain town, the 3rd most traveled to in all of Georgia and about 20min from Porches. It boasts a Germany meets Alps type feel, it's worth making the occasional drive down, especially during Oktoberfest. A nice feature to location is the beautiful rides through surrounding towns. Bring a classic car or bike, perpetual good times.
Brightside is a common space for residence In the heart of Porches. Nestled next to a stream, an amateur pitmaster can trade a brisket meal for a bottle of wine. Yoga or art classes can be taught or displayed. We support the sharing/trading of homegrown produce & ideas. Brightside becomes whatever it's used for, it's good.

All porch lots have utilities to the lot line. This Includes underground power, water, internet, cable, phone. Septic system is required, and percolation test have been passed. Paved roads with solar lighting through development.
Covenants are in place, they are moderate and circumstantially adaptable. Goal is not to stifle ingenuity, we love creativity, but even art should have some parameters. Annual fees are currently $100. Solar lighting and other measures were taken to keep these fees as low as absolutely possible.
We have developed a relationship with local builders, real estate agents, designers and all around good humans to help make a porches lot in the Georgia mountains, home.
Troy cove was initially developed with great thought and expense. Right as the hard work was about to pay off, the great recession hit. Each lot cost an average of 35k+ to develop at the time and only one lot was sold (for 104.5k) before the development was foreclosed. It then went into private ownership for years. The land was recently purchased, manicured, and redeveloped as Porches of Troy Cove 2018. Porches project is less about selling lots and more of an excuse to live and play in the Blue Ridge.
If you have never heard of pickleball, you will. Its a cross between tennis and ping pong played on a court. Its enjoyed by all ages. Hiawassee has some stunning courts over looking lake Chatuge, adjacent to the public beach. Easy to learn hard to master, but a life long activity. All jokes aside, the area boasts some great golf courses and weather to play in.
If you enjoy the thoughts of hiking the Appalachian trail or bagging a buck n bear, its all doable in a day here. Lake Chatuge has some great fishing and potentially some of the most beautiful views nature has to offer from a pontoon.
Over 14 wineries are located within a short distance of Porches, weekend tours make for an experience. Festivals and fairs are abundant in the Blue Ridge Mts of Ga. Arts and antiques are a part of the culture, a short trip in any direction and something new will be on display. Not that any of this is even necessary when you have a porch, but the options are nice.
Hiawassee has an excellent track record for rentals. If only plan to live part time in area, having a management company rent out your home can provide good income.
